New Boiler or Repair? A Buyer's Guide for Commercial Properties

When a boiler starts acting up – especially during a cold snap – the first question everyone asks is always the same: "Should we fix it or replace it?"

I wish I could give you a straight answer. But after processing about 60-75 orders annually for heating equipment and parts across different properties, I've learned one thing: the right call depends entirely on your situation.

Here's what I mean. There are three common scenarios I see playing out in commercial buildings. Let's break them down.

Scenario A: The Legacy System (Weil-McLain 88 Boilers & Vintage Equipment)

You've got an older Weil-McLain boiler – maybe an 88 series that's been humming along for decades. Parts are getting harder to find, but the old girl still has good bones.

The conventional wisdom says to scrap anything over 20 years old. My experience with older equipment suggests otherwise.

I managed a property with a Weil-McLain 88 boiler installed in the late 90s. It wasn't particularly efficient by modern standards, but it was built like a tank. The heat exchanger was cast iron – thick, durable, and repairable. We kept it running for another 8 years with regular maintenance and the occasional part replacement.

When does repairing make sense?

Let's talk about some items that look like they could solve your problem but often aren't the right call.

  • Oscillating fans are great for circulating air, but they won't replace a failed heat exchanger. I've seen facilities try to "blow" hot air from one zone to another. It doesn't work well and wastes energy.
  • Diesel heaters are a valid emergency solution, but they're loud, smelly, and need continuous refueling. They're not a replacement for a properly functioning boiler. Use them as a backup while you get the main system repaired.
  • What is a heat exchanger? If you're asking this, it's time to call a professional. A heat exchanger is the component that transfers heat from the burner to the water or air without mixing them. A cracked heat exchanger is a serious safety issue – it can allow carbon monoxide into your building. Do not try to bypass or repair a cracked heat exchanger yourself.

The preventive angle: A $100 annual inspection that catches a small crack in a heat exchanger can save you a $5,000 emergency replacement. That's not an exaggeration. I had a property that skipped one season of maintenance. The heat exchanger failed in January. The cost of the repair plus the temporary diesel heater rental was over $7,000. The inspection would have been $350.

How to Know Which Scenario You're In

Here's a simple way to decide:
